 Reservations Terms and Conditions

Please read the following carefully, all policies are strictly enforced.  It is your responsibility to for you and your guests to become familiar with ALL Sundog Vacation Rental policies/procedures and to verify dates and other information on their confirmation.

CHECK-IN:

Directions to your cottage or cottages will be e-mailed to you 2 weeks prior to your reservation after final payment is received and the NC Vacation Rental Agreement and Waiver is signed and returned.

PAYMENT:

We accept MasterCard, Visa, Amex, and Discover and Cash and Check.

Deposit is due upon booking and the final balance is due 2 weeks prior to you check in date.  

Please read the rental agreement when you receive it and either fax or email a signed copy to cbailey@sundogplaces.com  or Fax:  828-293-1011

Please do not rely solely on GPS or online mapping tools.  They are typically not correct.  Please contact a reservationist to assist with directions.

CHECK IN TIME:

Check in time is after 3pm day of arrival. 

CHECK OUT TIME:

Check out time is 11:00am. 

Renter must remove all linins from the bed and collect all used towels and place them in the bathroom. Also place any used dishes in dishwasher and Start before leaving.  

Failure to do so will result in a $50 Charge to be added to your final balance.

TRASH:  

ALL TRASH IS TO BE BAGGED AND PLACED IN THE PROPER RECEPTICAL PRIOR TO CHECK OUT. 

THERE IS A $50.00 FEE IF WE HAVE TO BAG AND REMOVE YOUR TRASH.

Never leave trash outside.  It will attract wildlife. 

CANCELLATIONS AND REFUNDS:

There will be no refunds for cancellations made 2 weeks or less prior to your reservation.  A full refund will be given if a cancellation is made before the 2 week mark.

There will be no refunds or compensation for: late check-ins, early check-outs, Acts of God, Mother Nature, acts of war or government agencies, road maintenance, gas shortages, power outages, TV service outages, internet outages, or water outages.

OTHER RENTER DETAILS:

We rent to responsible adults over the age of 21 only.  All guests under the age of 21 must be accompanied for the entire stay by a parent or legal guardian.  

PHONE:

Local phone service is provided.  Cell service varies depending on your service provider and area the cottage is located.  Some cottages are equipped with unlimited long distance.  We are not responsible for any phone service outages. 

Ask your reservationist for your cottages particular phone service.

SUPPLIES AND TOILERTRIES:

*Cottages typically have ample supplies for a weekend stay.  For renters staying for longer durations you will be responsible for additional supplies.

*We do NOT provide propane or charcoal for grills.  Cottages with gas grills do have propane tanks that belong to the owner which can be refilled. 

LOST OR LEFT BEHIND ITEMS:

Sundog Vacation rentals is not responsible for any lost or left behind items.  If you do leave something behind please let us know and we will do our best to locate that item for you.  Renters are responsible for the shipping costs of returning that item.

MAINTENANCE: 

If you have any issues with your cottage during your stay please notify a Sundog employee so we may resolve the issue as quickly as possible. Some issues may or may not be resolved during your stay.

SMOKING:

All of our cottages are NON smoking.  If it is discovered smoking occurred within a cottage renter will receive a $250 dollar fine, plus any additional costs for cleaning or damage.

OCCUPANCY:

NO HOUSE PARTIES.  The occupancy of the unit will not exceed the predefined maximum occupancy for each cottage.  Noise levels must not exceed the point where it is disturbing neighbors.

DAMAGES:

If there is any damage to a unit during your stay you must report it immediately.  Guests assume responsibility to care for cottage, furnishings and amenities.  The guest will be accountable for any damages excluding normal wear and tear.

TERMINATION BY OWNER / SUBSTITUTIONS 
We strive to comply with all reservation requests for specific vacation properties. However, due to ownership changes, properties being removed from rental use, mechanical problems, or other unforeseen circumstances, we cannot absolutely guarantee a specific property. We reserve the right to change property unit assignment without liability should rental property become unavailable. Where comparable properties are not available Guests will have the option of selecting from available properties at the published rate or receiving a complete refund.
